Almost every buyer asks us the same question at some point: should I wait for a ready home or book early? Most advice treats this as a simple pros-and-cons list, ending with "it depends on you". After years of guiding families through this decision, we've found that's not quite enough. The right choice does depend on your situation , but it's also guided by real, practical factors that you should definitely consider on your home-buying journey.  Here's how to think about it.

What's the actual difference between a Under Construction vs Ready - to - Move Property

A ready-to-move (RTM) home is fully built, with all approvals in place. You can walk through the actual flat, not a sample unit, and move in almost right away. An under-construction (UC) home is still being built. You're buying based on the plan and the visualisation with the builder's promise, backed by a payment schedule and today's stronger regulatory protections. Both are excellent options. The real question isn't which one is "better", it's which one fits your timeline, your budget, and your comfort with waiting.

The Reason Behind Choosing a Ready-to-Move Project:

For many buyers, certainty matters most. You can inspect the flat before paying for it. There are no delivery risks, no waiting, and no guessing what the finished project will look like. There's also a cost advantage that surprises people: ready homes with a completion certificate don't attract GST, while under-construction homes usually do (around 1% for affordable housing, 5% otherwise). This cost advantage becomes significant when making a large purchase. If you're currently paying rent, moving in sooner means you stop paying rent, a cost that quietly eats into the savings people expect from buying early. Ready homes are usually priced higher, offer fewer choices in floor or facing, and give you almost no room to customize the space.

The Reason Behind Choosing an Under Construction Property:

Early-stage homes are typically 15 – 20% cheaper than the same project once it's finished. Being an early bird also means you get to pick the perfect vastu-compliant direction, higher floors, or better balcony views - choices that simply aren't on the table once a project is sold out or complete. There's a reason under-construction homes are often called a "leverage" purchase. When you book an under-construction flat, you usually pay a small percentage upfront and the rest in stages as construction progresses. But the property's market value is based on the full, completed asset – not just the portion you've paid for so far. This is one of the main reasons early buyers in a project often end up with a better return than those who buy once it's finished. The obvious concern is delay. It's the biggest reason people hesitate on under-construction homes, and it's a fair concern. That said, the risk today is lower than it used to be. RERA now requires builders to keep project funds in escrow, publish regular updates, and pay compensation for delays. Government-backed initiatives have also helped complete thousands of previously stalled projects. Under-construction projects aren't risk-free , but with a reliable developer, that risk is manageable. If you need to move in soon - A new job, growing family, or an ending lease - then go with a ready-to-move project. Paying rent and EMI together for months can cancel out any price advantage you'd get from waiting. If you can comfortably wait 18–24 months- and you're buying from a developer with a reliable delivery history, under-construction can be the smarter financial choice. You get better pricing, more unit choices, and an easier payment plan. A middle path worth considering- Those are near-completion projects. You still get some of the pricing benefit of under-construction, but most of the delivery risk is already behind you, the structure is already up, and this is less stressful for you.

The one thing that matters more than RTM or UC: 

Whichever you choose, the developer matters more than the label. A trustworthy builder with visible construction progress, a reliable builder portfolio, and a strong delivery record makes under-construction feel almost as safe as ready-to-move. On the other hand, a poorly managed project can create problems even after it's "ready", through delayed handovers, incomplete paperwork, or unresolved society formation.
